ON BEHALF OF THE JOINT LIQUIDATORS: Double Fronted Retail Unit (Former KFC) plus upper floors approximately 197.46 sq m (2,126 sq ft)

Description

The property comprises two mid terraced, two storey retail units, which have been reconfigured to provide a single retail unit to the ground floor, with ancillary/storage accommodation above. The original buildings have been extended to the rear by way of 2 no. two storey outrigger extensions.

The property formally traded as a takeaway/fast food restaurant ,with two main seating areas, which have capacity for up to 62 covers. To the rear of the seating area to 54 Lord Street are male, female and disabled customer toilets, alongside a small store. To the rear seating area of 52 Lord Street is a servery with fixed serving counter and behind this a catering kitchen, a dishwash area, fitted with stainless steel sinks, a food preparation area, and to the side of this are two cold stores. This area also provides staff toilets and a small staff office. To the rear of the ground floor of 54 Lord Street is a lobby, with staircase to the upper floor alongside a door to a rear yard.

The upper floors provide storage accommodation, however we were only able to access part of the first floor to 54 Lord Street as the majority of accommodation has been blocked off and is not in use and we advised that access to the first floor of 52 Lord Street is via the first floor of 54 Lord Street and this is currently blocked off, The upper floors offer scope for refurbishment and/or redevelopment subject to obtaining the necessary consents.

Heating and air conditioning to the ground floor retail unit is provided via air conditioning/heating ceiling cassettes. The property is also fitted with a fire alarm system and CCTV. None of the services have been tested during our inspection and we cannot confirm they are in full working order. The property has been vacant for some time and some areas are in poor condition.

* Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation, i.e. 'The Reserve'. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
